I replied to a guest that wanted to rent my location, she would not be able to check until after 10 PM which is too late for my area. She said she would get back to me by the 31st. However I sent an email today to let her know the home will not be available , will she receive her refund asap

If your unit is not available any more (it is booked or dates are blocked) then she will not able to book it  .
