Refunding my guest

My guest wants to leave. I have no problem with this he booked for a month arrived and complained that the apartment was dirty I had personaly checked it the day before his arrival. Then the aircon, which we had just had serviced, was leaking it was repaired the next morning then leaked again these things happen and the problem will be solved. I have been renting out this apartment for a long time and have never had anything like this. Now I am trying to get a refund for him, better to have a happy guest and this situation is only going to get worse. I am willing to refund his money less 2 nights which he stayed in the apartment and used the facilities. It is now in the hands of the resolution centre,my guest has requested 1852 AUS dollars which at 27 baht to the AUD. is 50.004 baht, my pay out was 45503 Baht these amounts do not add up there is 4.501 baht of a difference

What I want is for him to get his money back less the 2 nights accomodation and would like airbnb to help with this.
