Why is Airbnb renting my cabanas for far less than my nightly rates? I have turned off the auto pricing. My nightly rate is $65.00 per night and Airbnb is letting people reserve at $3.80 or $8.00 per night. And there doesn't seem to be any way to contact Airbnb about this.
@Wendy782 your price is 62€ per night and you offer 20% discount. The price can't be lower than 10$ on Airbnb. When you check your pending payouts what is the amount for the reservation in question?
The price is set at $65 USD per night. The pending payout for 30 days is $114.00 for the most recent request.
@Wendy782 that is because of your very big monthly discount. All of the discounts accumulate. You can call Airbnb and have them cancel the reservation penalty free if you convince them that it was a beginners mistake.
I have not found a way to contact them yet. For now I will honour the reservations but I need to make those changes quickly.
Looking at your listing you have some incredible discounts applied.
40 percent off - weekly booking discount
65 percent off - monthly booking discount
plus a cherry on the cake.. 20 percent off special offer - these are accumulative discounts too.
Maybe airbnb 'recommended' these figures when you were setting up, but it's sheer madness.
I'd recommend going immediately back in to your settings and adjust or remove to more realistic amounts. On a weekly booking - you are giving four days away free at the moment.
Okay, I will go look at that. The way it reads to me is that the 40% off is off the daily rate, giving me a weekly rate of about $200. And the way I see the monthly rate is that I will receive around $500 a month. So it's possible I'm reading it wrong.
I'm having a similar problem, but I have checked the settings multiple times and I don't see anything that would cause my booking fees to get lower and lower, from $630 to $580 to $513 to $488. What the heck is going on? Why is airbnb lowering my rental fees?
You have the "non refundable cancellation policy" ticked, which gives guest an option to choose for it and get 10% discount. It clearly visible in your listings booking form ! Check your cancellation policy setting.
