We have a guest that has been coming into town for work and stays with us during the week. He has repeatedly given 3-4 star ratings that say things like "good place" and "good value." Unfortunately, these reviews are bringing down our overall rating and it's not below what we need to keep up Superhost status. We've tried talking to him and explaining the situation and nothing has seemed to help. We use Instant Book. Is there a way to block a guest from booking with us without turning off Instant Book? Additionally, I'm afraid to give him a negative review since he's a returning guest. He might give us a revenge review next time. This is a frustrating situation.
Thank you! I'm a little uncomfortable reporting him since none of the options technically apply. He would know I reported him, right?
Is it true that if you give a thumbs down in the "would you recommend this guest to other hosts" section of the review that they will be blocked from instant booking with you? He has another review coming up in 2 days, and that would be amazing if it were the case.
He still has two more weeks booked, so I'm scared to try the 3-star rating while he still has stays coming up. I could do that for the last review if the thumbs down thing isn't true. I've turned off Instant Book in the meantime so that he can't book any further weeks.
I'm surprised Airbnb doesn't have a way to deal with this sort of thing. I'm sure we all have guests we'd rather not have back.
@Trevor-Jess0 I can't tell you for sure since I haven't read it in the Airbnb website but I guess if you give him a bad review he won't be able to instant book with you or other hosts. I still don't know how he continues to leave bad reviews even after explaining how the ratings work. I would just honestly tell him after his booked stays are over that I don't feel comfortable hosting him more since he is destroying my listing with his reviews. Also, I don't want to sound super strict especially since I believe I have a relaxed approach to hosting, but I would consider canceling his future reservations.
Stop renting to him.
@Trevor-Jess0 Give him a bad review and thumbs down. If he instantly books your room again, call Airbnb to cancel his reservation. With the previous bad review, Airbnb should allow you to cancel penalty free.
@Trevor-Jess0 I would call Airbnb and nicely explain that he makes me very uncomfortable now, because he is slowly destroying my ratings/business with airbnb and I just can't afford to host a guest like him any more and I would appreciate very much if airbnb could be so nice to cancel my future booking with this guest and help him to find a another listing that suits him .
Something along these lines...
I am Airbnb host for 3 years and active here on CC but I am still not sure how to block the guest. It seems you should set your booking requirements to "recommended by other hosts" and then give him thumb down and 3* or less rating to ALL categories ( communication, house rules, cleaning...)
and then just hope he will not open another account and book under the new name 😞
