Sales Tax in Colorado

Hi There, 

 

This is my first year as a host and I'm working on pulling my sales tax information together to get it off to the Dept. of Revenue.

 

I undrstand that airbnb collects my sales tax and submits it on my behalf to the department of Rev. in a collective sum (with other host's taxes that are collected).

 

1.  How is this "collective" money that is sent in - connected back to me - showing I paid my taxes?

 

2. How will Airbnb acquire my account information with the Colorado State Department of Revenue? I want to ensure that Airbnb uses my correct account number when paying taxes on my behalf. Do they use my EIN number?

 

3. As I am ultimately responsible for paying taxes for my rental in Colorado, what records will Airbnb provide to me on taxes that Airbnb has paid on my behalf? So far all I have is a CSV sheet. Is that all is needed?

I just spent quite a bit of time on the phone with airbnb and the deparment of revnue and neither really knew the answers to these questions.

@Carrie-and-Chuck0  I had a brief experience with the Air BNB occupancy tax collection and remittance for my city requirement.  Bottom line is that the agreement Air BNB enters into with the taxing entity specifies that there is no individual host information and the tax is paid in a lump sum.  Since this is the agreement between Air BNB and the taxing entity, then your self report should be acceptable to the State.  The taxes that were collected are reported separately in your Transaction History.

 

Ultimately my City determined that the lump sum payment was unacceptable to the City and the agreement was cancelled after a couple of months.  Personally I think the tax collection and remittance concept is a good one, but the implementation is flawed.   I find that most CS reps do not understand the process.

Hi Carrie,

 

I was wondering if you had any luck determining the answers to your questions? I too just starting using Aribnb to rent my condo in Dillon and am having trouble navigating what responsibility falls on hosts to make sure sales tax payments to the department of revenue are linked back to me. 

 

Specifically, do you file a sales tax return with the department of revenue? I'm curious if I file a return, will the taxes paid by Airbnb link to my account? Or, should I forgo creating a sales tax account with CO as Airbnb handles the taxes as well as the required return? I've spoken to Airbnb and the dept of rev and still am not sure where to go from here.. 

 

Any info that you've tracked down or advice from your experience would be extremely appreciated!

This is interesting to me. I was collecting and submitting my sales tax myself until Airbnb told me they were doing it. I then only recorded and submitted information on what I booked personally or through VRBO. Do I need to report what was collected and submitted through Airbnb? Somehow? I don't even know how that would be done.

Also confused. Airbnb says they collect taxes for state and county but I'm not seeing that tax takenout of my payout info. Just total rent + cleaning fee- service fee. Does this mean they are NOT remitting tax on my behalf???

 

We have place in Snowmass and we are also having trouble what to do now with paying sales tax. We used to pay sales tax to  Snowmass  and to Colorado. Now I see AIRBNB charged my quest an amount of occupancy tax that is not equal to Snowmass or Colorado. Does anyone know who AIRBNB is paying. The AIRBNB chat has not been helpful.
