Hello Dear Friends  I am in Air BnB since JANUARY  this year till date not even one query , see my property "THE PLACE" where am i going wrong , need all your advice .

If you want people to book your place, you need to help people understand more about your listing, the area and why they should stay with you.

 

You haven't filled out much information on your listing about your property/location. You haven't filled out your own profile to let people know something about you and why you are hosting.

 

Tell people about your listing - what amenities does it have?  Describe the rooms in your listing. Where is it located? What local amenities such as shops, transport and restaurants are in your area. What are your local attractions? Do you need a car or is there public transport?

 

What sort of travellers will your place be suitable for? 

 

Think about getting some co-ordinated bedding and cushions for the bedrooms and show you have towels available for your guests. Set the table in your apartment so people can see themselve eating there. Perhaps add some pictures of local attractions in your area. You could cut some flowers from your lovely garden area and put them in a vase in the living area.

 

I would recommend you take new photos of your place. Open the curtains so your place looks brighter. I can't see any photos of your living area. Is there a comfortable sofa for people to sit on?  I can only see a table and two chairs.  Is there a place where they can sit outside?

 

Here are some other listings in your area to give you an idea of how other hosts are promoting their listings. I appreciate they are charging more than you are, but it will help you understand what your guests will be comparing your place to when they book.

Hope you are well and congrats on your listing.
I have the following comments but before starting please take it as constructive criticism, you have done a lot of the ground work it just needs a bit more emphasising.


0. Photos
It does not do the place justice, you mention several times it’s comfortable and modern but the photos simply does not reflect this. Get a decent camera and reshoot- especially getting rid of those fuzzy bedroom ones. The ones of the exterior of the house I would keep and would make the garden one the main photo. It’s calm and peaceful! 
Also include photos of the kitchen, the bathrooms and so forth. Any space where you believe the guest will stay shoot it- and many. After which you can decide which you want to keep and which to discard.

Upon uploading these new photos use the description section as to say something- eg. This comfortable queen size, memory foam bed is guaranteed to give you that much needed R&R after all that hard sightseeing...”. Best of way of selling something is by doing so in a way which is reflective of you, if you are funny be funny... but overall relatable.

0. Listing description
“The place” tells the guest nothing... this is your time to shine. Mentioning the comfy yet modern room- 10 mins from the beach(??? Just an assumption) works better. Also you are not underselling or overselling.
As a host it is better to under sell and over deliver.

0. “I have taken care to put... “ this phrase would be the first thing I put in the listing. And then reorder the rest. I would mention why the water purifier is a such a selling point- remember what is obvious to you may not be for the guest.

0. The space
Maybe remove “any star” and replaced any well respected hotel.
“Home away from home, and restful, peaceful” are captions any guest type want to hear this is the main reason as to why they use Airbnb. Emphasis your beautiful garden and say that despite whatever the day has thrown at you- this is a great way to reboot and recollect. Mentioning it’s open to your guests.

Here mention the kitchen, dining room and any other space the guest would have access to. Anything that helps drive that idea “home away from home”.

Closely linked to Great transportation links, many amenities and eateries (here you can mention the ones you love- it makes you seem knowledgeable as well as excites the guest), friendly to all budgets, Close to the university (which one ) only 1.5km away.

0. Interaction with guests
I love how it is explained but also note that some guests absolutely love to be alone and mention that you are open to respecting this. It shows you are flexible and understanding and also may put some more socially anxious guests at ease.

0. Getting around
Would you recommend the local transportation system or would they need a car?
Mention in time how long it would get them to travel to certain places- I say this as some people do not know what a KM is and therefore cannot guesstimate the route length.

0. You stated “entire place” this is obviously not correct as your listing says that you and your partner is there. Change it to a “private room within a house”.

0. Other spaces

Is there a kitchen- can they use this? Is it restricted to just breakfast or certain times? Can they use the laundry machine?
A private bathroom? Shared?
How many toilets?
Living room?

0. Neighbourhood

If your neighbourhood residential, family oriented, trendy, financial/business district? Is it surrounded by classic architecture... paint them a story. Sell them on the very reasons as to why you chose to live there in the first place.

Getting around.

0. Rules

Please be a bit more strict on this
⁃ Can people host parties or events?
⁃ Check out? Realistically if you are flexible how will you be able to deal with the turnover if you have a guest booked to arrive later on that date?
⁃ Can I have guests of my own? Can they sleep over?
⁃ Can I smoke there?
⁃ Can I have orders delivered there

As mentioned before you have done a great job so far but it needs a bit more work. Nothing major but just things to make the guest think... right I think this place will be great for my stay.

Hi @Sara539   I agree with everything @Helen3 and @Yadira22 have said.  Definitely more photos and better clearer photos.  All the best and Im sure once you have taken more photos and done some finishing touches etc you will get enquiries.
