Selling property

I’m selling my home which I Airbnb. I have future bookings which I have plenty of time to give notice to the guests. Why, since I’m selling, do I get penalized and lose my superhost status because of that?

Hi Angela, 

I would talk to customer service and see if it falls under extenuating circumstances because you're selling for a reason beyond your power and you can get to an understanding customer service agent, otherwise I think you risk both to be penalized, lose your super host status and get "host cancelled" on your profile. Talk to customer service, they might be able to help!

I dont think the extenuating circumstances is meant for the host ever. It's only for the guests so they can get out of a reservation and get a full refund.

If you are selling a property it is always better to block off future long term dates so you don't risk accepting bookings you will not be able to honour @Angela908 

I don't believe this would be covered by extenuating circumstances as you knew you were selling the property, but do give Airbnb a call and see if there is any flexibility.

Thank you for the input. These were already booked and I only decided to sell a couple of weeks ago.

Are you selling as a future AirBnB to someone? If so, you can tell the guests you are selling to so and so, that they will honor the the reservation and AirBnB will help transfer the reservations that agree to change to the new host. Stop taking any new reservations asap though. Those that are not willing to transfer to the new host offer a full refund if they cancel the current reservation and your hosting history should remain fine.

I understand and agree that it will be annoying to be charged the penalty for cancelling the guests' bookings in the property that you are going to sell.

However, will it impact you to lose your Superhost status?

If you are NOT planning to host through Airbnb ever again - then I guess the answer is 'no'.

What I'm wondering is ...if a person IS planning to host through Airbnb in the future in a different property - does one have to start from scratch again with no reviews and work one's way up to Superhost again?  Or can your hosting history travel with you to the new property?

@Lyn3  You will probably lose your SuperHost status if you don't host for a while, but your reviews stay until you delete your personal profile. So your past reviews will always be seen by future guests and hosts as long as you are on AirBnB.
