Service fee different from preview

Hello. I know the service fee varies according to price and duration. My beef is that the new guest cost preview for the exact same price and dates shows a lower service fee than what the guest actually is shown on the booking request. This annoying form me because I priced our suite to be slightly lower than comparable places nearby but the service fee is actually 25% higher making price planning difficult.

The Service Fee is subject to VAT (depending on residence of the  guest) .

When on "split-fee", service fee for long term stay (28 days and longer) is significant lower.

When i simulate some bookings on your listing, it charges me approx. 17% fee (incl 21% VAT)

(As your max. stay is 21 nights, i could not see the lower service fee).

@Emiel1 . Thanks for the response! This guest is also from the Netherlands. I did check before posting that there is no VAT added for this country. Their booking is for 1 week.    I can’t find an explanation in the community for 25% higher service fee charged.
