Smart Pricing

Just today, I noticed an option for Smart Pricing on the mobile app. It does not appear on the main web site. I turned it on, but do not see a way to turn it off or to change the min/max prices. How can I turn Smart Pricing on/off or adjust the min/max prices?

 

Also, according to the article here (https://www.guesty.com/blog/airbnb-releases-new-pricing-tools-truly-outdoes-itself/) there is supposed to be a lot more information on the Calendar page. I do see a green bar now on the calendar for each date, but I don't see any of the other new information such as price trend graph, or more/less likely red/yellow/green bar on each date's price. In fact, I am no longer able to change prices for any date. Is there no way to override the smart pricing?

Hello,

I'm BRAND new to this whole caper! I thought i'd chosen a set price for 1 night's accommodation and when i logged back on today, it seems the smart pricing had re-actived itself. 

I'm only wanting to rent our place out once or twice a month, so plan to stick to a set price. How would i go about making sure the settings stay like that please?

Hello,

 

I created my Air BnB account today and noticed a few glitches:

- instant booking is automatically turned on when I never enabled it (had a response from someone else that this was due to Beta testing on the site and 25% of listings are being effected)

- calendar - to avoid instant bookings past the summer (we're testing out Air BnB just for the summer), I selecte a 6 month span in the calendar and then blocked off all dates from Sept - Dec 2016, for some reason Jan 2017 onwards still shows on my listing so people can instant book on it! Not sure how to change this (sorry this a little off topic but looking to get any help possible)

- smart pricing - I enabled this option and when I search for listings, my listing shows as $120 for a specific date range, however when I click the actual listing to proceed with booking as if I were a guest, it defaults to $95 which was my base rate. Someone has already been able to book at this rate because of this glitch! 

 

Does anyone know if there are workarounds for any of these issues? Should I just disable the feature and manually incease prices on the calendar myself?

We have two apartments exactly the same. We have turned on smart pricing. Why is it that the rates are so different? We have 5 star ratings on both and occupancy and previous pricing has been almost the same??  Using it is NOT helping us because of the disparities generated by the system. Can anyone help figure this out. Thanks.

Hello everyone. So, just to be clear, I cannot turn off the beta version of Smart pricing? Since it is a beta version, I believe that for something like this there should have been a warning. Thank you for your help! Antonija

I have had numerous times now when the smart pricing has turned itself on mysteriously. I had gone through and manually adjusted the pricing for as far ahead as 5 months, and to return to airbnb and find out that smart pricing has readjusted my rates to half of what they were. We have recieved bookings at this price and quite frankly, is very frusturating. Is anyone else facing this problem? Is there any way to permanently turn smart pricing off? Even the box where it asks if you would like to see "tips" doesn't seem to save my preferences, that no, I would not like to see tips. It has been more of a hassle than anything.
