Superhost status review wrong stats

hi there

 

I am aiming to become a superhost based on review of period 1 April 2016-31 March 2017. Based on the stats previously, I was eligible and the only thing that had been missing was the 5 star review.

 

However, having now looked at the stats for this review, I noticed that my COMPLETED TRIPS has gone down from 10 to 9? how is that possible at all? Should I regret not making a screenshot of my completed trips count a couple of weeks earlier for god's sake?

 

Can you please sort it out as I have been working my back off to get to this review and the stats are wrong?! Or explain how could my trips have gone from 10 to 9 so suddenly?! I had more than 10 trips if anything, so please give me a breakdown of those "trips" and which period those were assessed at. Thank you!

Hi @David748 Superhost status is assessed on the previous 12 month time frame. Is it possible that your completed trips have gone down because 1 trip now falls outside of the 12 month evaluation period? Full info here. Hope that helps! Karen

 

Hey, guys! thanks for the response! 

 

Unlikely that my trips fall outside 12 month period. I need to see some breakdown of the assessment as there were/are more trips now than there have been before.

 

It is just so upsetting that I was waiting to become a super host only to see this glitch. It will be difficult to say for certain until someone sheds light on what's happening. An AirBnB rep checking my account would be helpful... annoying stuff, to say the least. I follow logic, if trips are assessed 1 April 2016 to 31 March 2017, those trips that made up the 10 most recent ones will be caught and unchanged. 

 

Confusing... waiting for someone to reply and set my mind at peace. Thanks again, guys for the response! I am familiar with the requirements for super hosts etc.

@David748 How many trips did you host between January 1, 2016 and December 31, 2016 and did each guest leave a review?  I'm not sure where March, 2017 comes into the picture.

Thanks for the response. I had over 10 trips in that period. Not only that, having checked the requirements for getting the super host status not more than 2 weeks ago, the only thing missing was the 5-star review. The trips were 10 so not highlighted in red (as now). I doubt that the trips could have gone down to 9 if the period is 2016.

 

March 2017 is probable the next review period, it just shows up there, not sure what it means.

@David748 Actually the assessment period just started January 1 to January 14.  After this assessment, the next one will be April 1. 

If you met the requirements, you will be awarded Super Host status on or about January 14.  

Keep in mind that except for response rate, one listing has to meet all the requirements for Super Host status.  In other words, Airbnb does not aggregate the reviews / trips for two listings.

David,  I have had a similar problem, but it is under statistics and it's my requests. Suddenly it appears as though I have 3 requests, but I've gotten no messages nor any reservation requests... What gives?

Hi David!

 

I have the exact same problem. I was waiting for my superhost badge, and then I discovered that in the Air bnb app, I have only 4 completed trips according to superhost stats. On dekstop, I only have 7. But I have completed 10 trips the last 12 months. I tweeted to @Airbnb3 help on Twitter, they asked me to send them a DM explaining the problem, and they now have a person looking at the case, but it would probably be good if they were made aware more people are experiencing the same. I also had a problem with my views/requests stats in December, which suggested my listing was both voewed and requesting a lot more than it was in reality. Very annoying...

I just got an e-mail from Airbnb support, with an answer that was a bit disappointing to me. Thought I'd post it here, as it might be useful to several hosts.

I consulted an expert to have a more clear answer to you, I can tell that the information on system is accurate considering quarterly reservations.

The current assessment will consider all reservations starting after April 2016. Although you had more than 10 reservation from january to january, this assessment does not consider the reservations before April 2016.

The quarterly assessment dates on 2016 were:
01 january
01 april
01 july
01 october

On the previous assessments the superhost status was not achieved because the 5-stars trips were under 80% or the number or trips were insufficient.

Thank you for your response. However, I am a bit puzzled over this, as this means information on superhost status on Airbnb is misleading. It clearly says "have hosted at least 10 trips within the last 12 months", not "within the last 9 nine months". The only logical way to interpret this as a user is to think that this means January - January in this assessment.  I can see on the Air bnb community that several hosts are confused about the same subject, so if I were in charge of host communication on Airbnb, I would clarify this on the site/change the criterias.

@Ane3 Not to be critical of the Airbnb rep who contacted you, but I don't think she gave you the correct information.  You are right, the assessment should cover the previous 12 months, not 9 nine months.  This is clearly outlined in this link which I'm sure you have already read:

If you have met all the requirements for Super Host status, you will be notified at the end of the assessment period on January 14.

Thanks @Clare0! I sent a new e-mail, and got his answer now:

The Superhost evaluation period has just ended and while the data has been pulled, the new stats have not been issued yet. Please have this host check back in a week if their Superhost status has not been issued.

+We're currently in the midst of SH reviews. Status will be released in mid-January. We haven't loaded the assessments into Lux yet, which is why things look a little odd in there.

We assess quarterly and look back 12 months. So, for this assessment, we're looking at January 1, 2016 to December 31, 2016.

so I guess everything is  ok with the January assessment. Stats seem to be changed due to how you meet the criterias for next (April) superhost period before the January assessment results are actually completed, causing some confusion - at least to me. 😉

 

 

 

 

@Ane3 Yeah, stats seem to be kind of messed up lately, especially on the app.  My stats page says the stat info is between January 5,2016 to January 5, 2016. (????)

That said, I'm sure they will have the accurate stats to determine Super Host status.

Girls, the strange thing is that I now see 10 completed trips both in the app and desktop. I didn't screenshot the one where it showed 9 (the reason for this thread), but how can this be?!

 

I assume it works this way, every 3 months they take your previous 12-month stats and assess you on those. So, for the Jan.17 assessment they'd take Jan.16 to end of Dec.16. For April.17 assessment they'd take April 16 to end of March 17 period and so on. So, if you keep up with the requirements in the 3 months before the assessment and equal those to the 3 months at the beginning of 12-month assessment, you'd be fine. 

 

It would be easier if they had more detailed stats, so that you know which of the 3-month periods was the busiest so not to lose out.

also, can you please suggest how to contact AirBnB via Twitter DM? I don't use Twitter myself so feel like a cave man) Always found it difficult to get in touch with them
