TM30 compliance Thailand

Hi Airbnb community!

 

I am a foreigner who owns a condo in Thailand that I rent out on Airbnb while I’m away (about 8 months of the year)

 

I was was wondering if there were others in a similar situation as me, and how (or if!) you are managing the recently enforced TM30 that require landlords to register guests with the immigration department. 

 

I would like to comply with the regulations, so anyone that is doing so, please let me know:

 

-how it works with getting the required information from guests;

-how is your experience with the website; 

-any other advice or experience.

Sorry not sure what the regulation is @Paul1982  but couldn't this be done through your local co-host?

I don’t have a co-host, I manage it myself with my cleaner greeting the guests and handing over the keys. 

 

I will probably end up handing over responsibility to an agent who will take care of the TM30 and the rest, but that means having to give up my hosting, which I really enjoy. (Even the more “challenging” experiences!)

 

To cut cut a long story short, the TM30 form has existed for a long time, but was not really enforced. The Thai government has recently decided to enforce it, which requires landlords (incl. hosts) to register all guests staying at our property via a website. There are fines applicable for non compliance, and potentially problems for guests on certain visas if not done.
