We have 2 guests that want to rent our entire house which we live in, how do we do that?

We are set up for 5 guests but that does not include our Master Bedroom. They are wanting to rent our entire house and have it to themselves for the entire time they are there which requires us to vacate.

You haven't provided much information here and not sure what your specific question is.

I can tell you that guests who start out telling you they want something that you don't offer are big red flags. Why would you want to accommodate this request and move out of your house, when that's not what you list?

How large is this group? Large enough to need the Master bedroom, or they just want total privacy? If the latter, that's suspect. Why don't they look for an entire house listing? What information have they given you about themselves and the purpose of their stay? Do they have reviews on their profile from other hosts?

@David2879  I wouldn't touch this request with a 10 foot pole. They are probably planning to have a party and your house will be trashed.

And I don't understand your listing either. You have 2 reviews from guests, both of whom you cancelled the day before their check-in. And it doesn't appear that you bothered to cancel the reservation from your end for either of them, which was your responsibility to do.

No offense, but I'm not sure you understand this hosting business at all.

 

we canceled the first due to the fact our air conditioner was working. The one that said we were in communicationd didn't state that we were actually in communications with him and explained we had family coming in at the last moment that we hadn't seen in 5 years and it was Christmas time the guest said he totally understood and would have done the same. We thought he was totally ok with it and was surprised by his review.

The air condition wasn't working and the bedrooms were in the upstairs where the temps registered 95 degrees.

@David2879  No guest is going to be okay with being cancelled last minute. If you want to host, you can't just cancel guests because you have some relatives coming. 

And I read the reviews. I'm aware that you cancelled the second because the AC didn't work. But with neither of those guests did you cancel their reservations, or "Host cancelled this reservation XX days before check-in" would appear on your profile. Instead you left it up to the guest to deal with Airbnb to get their refund. This is not right- in both cases you were the one who told the guest you couldn't accommodate them, it is your responsibility to cancel the reservation from your end.

I will admit that i didn't know the process. Those were our first reservations i thought once we marked cancellation that was enough  I didn't know that I had to contact AirBnB to have the amount refunded.

@David2879 Well, I'm not sure what you did that you say you "marked cancellation", but no, you don't have to contact Airbnb to have the guest refunded if you cancel. It's an automatic process, so I couldn't say what happened there, but you actually didn't cancel either of those reservations, it would appear.

I would really suggest you spend some time reading through all the information for hosts on the Airbnb Help pages to understand the various processes. I certainly don't know them all, but I'd look it up if I was dealing with a situation I'd never dealt with before, and if I was unclear,  I'd ask other hosts here for help or clarification.

And as far as this request you posted about, like I said, no way I'd accept it. This young couple likely saw that you had only 2 reviews and that they were both negative and figured you were now desperate for a booking. Guests don't ask a host to move out of their house so they can have it to themselves, that's nuts. They are up to no good, I'm sure of it. There is no logical re3ason why one young couple need a 3 bedroom house all to themselves unless they are planning to throw a big party or they are totally misrepresenting themselves. They could even be thieves who will clean you out.

By the way AirBNB blocked us from booking for a month because of the late cancellations  and we lost several booking as a result so we have been punished.  

@David2879 Yes, Airbnb's punishments for cancelling are quite harsh.

 In the second situation where the AC didn't work, you actually could have cancelled that under the extenuating circumstances policy and you wouldn't have been penalized for it. You would have had to submit a letter from a service technician documenting that was true.

That's why you need to read up everything on the site- the you would have known about that policy.

@Sarah977 , I appreciate your concerns and education but haven't answered my initial question How do I do it? My thought is that they should have to reserve all 6 spots and pay for 6 rather than just for 2.

@David2879  I don't know. I don't think you can charge for 6 when you have a different price for 2. If your listing had a set price for all three bedrooms you rent out, i.e. only rented for 6  at a fixed price you could, but you might run into more trouble with Airbnb trying to charge for 6 when there's 2. I think you'd have to use the special offer function and say it's the price for renting the entire place.
