Make sure you check your homeowner's insurance and see if they cover short term rentals.  Most don't.

Leslie, my regular homeowners insurance would not cover me when I started doing Airbnb. Some do, some don't, you need to check with your company. I found a local company that was willing to cover short term rental for only slightly more $.
