When to change pricing ??

I am new to AirBNB and listed my property a week ago - got a booking more or less immediately but have got nothing since. I am considering lowering my per night price to try and attract interest - I realise every property and location is different but from experience can I ask whether I am reacting too soon. If so when should I change pricing after listing if there appears v little interest in my listing. What should I look out for apart from similar properties in my area?

Welcome to Air BNB hosting, @Ken79.  Pricing is a combination of what you know about the demand in your area and your competitors, including hotels and inns.  Of course you can look at the short term rental competition in your area on different platforms as well.  What you need to do is keep your rate a bit lower to get bookings and reviews as that is important to travelers who are searching.  

 

It would be a good idea to add a bit about yourself as a host and make sure your rules do not count on people treating your space as they would treat their own.  The public you are reaching may or may not be like you.  I think your security deposit is a bit low for an entire house as even good guests can have accidents.  Hopefully you have found the Help Center articles about hosting helpful.  I also suggest you use this site to get many pros and cons about hosting.  Eye opening for me and very helpful.  Good luck!

Thanks Linda for your advice - my house rules are that visitors treat the house as they would like their house to be treated and no parties or loud noise after 10 as this is a quiet neighbourhood - are the rules a bit harsh ??

@Ken79  House rules do not have to be harsh but they do have to be specific and assuming guests are going to understand what you mean may not be clear.

"Treat out house like you would your own" is very ambiguous.  You may not WANT people to treat your house like they would their own - leaving dirty dishes in the sink for a week, toothpaste all over the counter, etc.  Who knows how people treat their own house - I know I've been to certain houses that I shudder at.  Maybe "treat our house like you would the Queen of England's" is a better rule. 😉
