This becomes frustrating- how can this be controlled and prevented? The worst is they come in early morning hours and I have to work in a couple of hours....now I have to be inconvenienced with calling Air BnB and explaining the situation. While they have been helpful, it still negates the fact that people don’t notify the host, don’t respect and try to get over. If you book for 2 it should be just that! I have now changed for 2 guests. Prior I had 3 guests- it’s the same price but any additional would be $50 extra to prevent people from doing this but it doesn’t work. Can someone give suggestions? Help I’m getting quite discouraged.
@Rose-And-Lisa0 airbnb terms of service say you can ask them to leave.
I have a note in my listing saying additional guests over my maximum are charged at £250!
That is exactly what we are in the process of doing. I will definitely change the verbiage on my listing similar to yours. Thank you very much!
@Mike-And-Helen0 Problem with that is Airbnb refund the guests when you ask them to leave, even when they break your rules or trash the place, and these guests have also blocked your calendar for however long, wasted your time with preparation etc. It's a loss-loss for the host.
@Rose-And-Lisa0 I write to them and say: Thank you for your reservation for 1 (one guest). Please note guests not listed on the reservation are not allowed on the property - or words to that effect. Since I started doing that I have never had more guests show up than listed on the reservation, and many guests do alter their reservation to reflect true numbers. Some people are scammers but some just don't pay any attention.
@Ange2 you're right. However if hosts did that as a matter of course, guests might think twice.
I will definitely implement this. Thank you.
because the default number is 1, it should be 0, guests often forget to select the right number of guests
This was no mistake- she knew exactly what she was doing. I did have the extra fee
per person on the profile. This is why she only put 2. To avoid paying the extra fees.
Here is what I do to prevent it, first put a security camera to prove it. Secondly, I ask the guests before they arrive how many people there just to see if they will give me a different number. I always great them at arrival ( of course more can end up comming later). And the most important...House rules... I wrote in the house rules that if there are more guests than in the reservation there will be a charge of $ (I put here double the amount I normally charge) per night per guest.
@Rose-And-Lisa0 When you get a booking, as Launa pointed out, you message the guest to ascertain whether they have entererd the correct number of guests. Mention that only the guests registered on the booking will be allowed to enter the property.
And why are your guests arriving in the early morning hours? Don't you have a check-in window which is convenient for yourself? Guests need to inform you of when they will arrive, and if it is outside your check-in time, let them know that that won't be possible.
Going forward I will reiterate the amount guests during the booking process. I do have security cameras so that is my proof. Check in hours are from 3pm -11pm considering plane delays. They came in at 10pm when they originally told me their plane lands at 5pm and would be coming straight to my destination. Anyway, I briefly went outside of my door and greeted them but seemed dismissive and he just said hi. I have a keypad so guests receive a code prior to their time of arrival. So there is no key exchange to be able to get up close and personal. They did state they were coming to visit friends and family so what entered into the apartment were 7 in total. Giving them the benefit of the doubt that family picked them up from airport. They all left around 11:30pm. 5 people came back at 1:35am. I have now change the profile to state: This residence accepts the maximum of 2 guests only. Hopefully, this along with confirming the amount of guests during booking and reiterating that only the registered guests are permitted onto the property. Thank you everyone for your advice - it really has helped me address this issue. I really appreciate it.
good idea
I have this happen most of the time here in New Mexico
I have "ONLY registered guests allowed in our unit" in the House Rules, House Manual, last message to them before arrival and on a printed "Welcome" note left out on our kitchen island. STILL 2 guests becomes 4 after midnight. So I'm often torn - do I confront them and receive a bad rating from them or do I let it go. I work very hard for my rating.
