Worried to have guests with trouble makers kids

Hello
I'm hosting three new apartment with new furniture.
I'm worried to have guests with kids that trouble makers & break things in the apartment.
My question is can I ask the guests in a nice way about thier kids behavior before I go ahead and accept thier reservation request.

Just specify that your listing is for adults only or adults with children over a certain age - say 14+

 

No parent is going to admit they don't have well behaved children 🙂

You are right, No parents says anything bad about their kids 🙂

Anybody in this community had a bad experience with guests that have kids?

I know some kids they do take care of things more than the adults and some are not.

@Raed1, I find that children over 7 are a delight, lower than that they MAY be fine, but I tell potential guests that each parent will know their own children and if they think my place is suitable then maybe it will be, but! My place is not set up to be child friendly in that it has plenty of fragile items down low, water in the garden, stairs etc. I tell them it will be a supervision/safety nightmare and that they are better off booking somewhere designed to be child friendly until the children are a bit older. Some parents get a sitter and book anyway, and a couple of lovely families have come with their young and have been great. I say adult/child ratio is best even. One adult to two young kids is not so good.
