additional guests

Hi Guys - I'd like to fully understand how to use the additional guests function propoerly. To be clear I'd like to host 2 people maximum at my apartment with the option of 1 addtional guest. 

I've listed the place as available for 2 and have the option of an additional guest under the extra cost fucntion. Does this mean that when my apartment is searched for it will apear as available for 3 people or with 2?

Hey Simon!

You'll have to set the max allowed to 3, then set additional guests to 1. When people are searching for 2 or 3, your listing will be in their results. If they have guests at 2, your normal nightly rate will be reflected. If they have guests set at 3, your nightly plus additional guests charge will be reflected. When you make the change to 3, it does take some time for the listing to update.

I'd greatly appreciate feedback: I was seeking a longer term tenant for an unfurnished  brand new apartment worth $1050 (fair market value). Due to the winter season and location (not great for finding good tenants) I put it on AirBNB (in addition to craigslist, zillow) at a price much lower than market, just as a back-up / last resort for myself. Something is better than nothing. I ended up finding tenants - a married couple - through AirBNB. They paid an effective monthly rate of $650 for five weeks (Jan. 21 - Feb. 25). During their second week they signed a six-month lease to stay through August.

Question is: My listing said maximum 2 people and I apparently selected "no charge" for "additional guest." During their five weeks as AirBNB guests they had an additional guest stay over at least 6 or 7 nights without asking me or telling me. Were they allowed to do this? (In addition they failed to convey to this guest the instructions that I had given to them when they first arrived about how to use the clawfoot bathtub resulting in water pouring through my ceiling below and leaving a small water stain on my brand new ceiling. The guy left the shower curtains outside the tub so water went all over the floor and seeped down.)
