I'd greatly appreciate feedback: I was seeking a longer term tenant for an unfurnished brand new apartment worth $1050 (fair market value). Due to the winter season and location (not great for finding good tenants) I put it on AirBNB (in addition to craigslist, zillow) at a price much lower than market, just as a back-up / last resort for myself. Something is better than nothing. I ended up finding tenants - a married couple - through AirBNB. They paid an effective monthly rate of $650 for five weeks (Jan. 21 - Feb. 25). During their second week they signed a six-month lease to stay through August.
Question is: My listing said maximum 2 people and I apparently selected "no charge" for "additional guest." During their five weeks as AirBNB guests they had an additional guest stay over at least 6 or 7 nights without asking me or telling me. Were they allowed to do this? (In addition they failed to convey to this guest the instructions that I had given to them when they first arrived about how to use the clawfoot bathtub resulting in water pouring through my ceiling below and leaving a small water stain on my brand new ceiling. The guy left the shower curtains outside the tub so water went all over the floor and seeped down.)
