booking

Hello,

 

I have my listing as a host, but still I did not receive any reservation. I suspected if guests can see my profile or not. Please guide me.

@Mozhdeh0 A few things I noticed when viewing your listing:

The base price shown is $71 (USD; the amount will appear differently when viewed from anywhere but the US), but when I mouse over every open date for months to come, they all show just $59 (USD). Change your base rate to match that; the currently-shown $71 might be turning people off, or excluding your listing from search results.

Of less importance are that you don't have some very obvious Amenities checked off. Specifially, check off "Hangers" (get some if you don't have them) and "Hair dryer" (get one). Also, if you have ANY table and a chair in your property, check off "Laptop friendly workspace".

Guests often run searches with multiple amenities as requirements, so don't exclude yourself by not claiming amenities that you DO offer.

Your cleaning fee is $70 plus the $79 anight amount. So if I was staying just one night I would be paying $149 anight. That is a lot.  Make the cleaning fee less so people who are only stay a few nights can afford it.  If I was staying amonth then the cleaning fee would be fine, but not for one night. Also put your prices down until you get afew reviews for people to look at.

@Mozhdeh0, while your cleaning fee does seem rather high ($52), you also mention that you prefer that guests bring their own towels.  This is such a basic amenity. I know many travelers try to travel with as little luggage as possible and I would never think that I would need to pack my own towels.  I think these two things are hurting your profile with prospective guests.  As a minimum, I would suggest providing basic toiletries (shampoo, conditioner, soap, lotion), hangers, all bed linens, towels, hangers in the closet, facial tissues.  For what you are charging as a cleaning fee, as a guest I would expect all the basic amenities and then some.

I would also mention in the listing and the heading that it is in Flemington (But remove the detailed address). It helps in the searches and gives people a better picture of the area but protects your privacy. Something like "Modern Bedroom close to transport and attractions. In the listing mention views and all the features and benefits. Good luck with your listing
