cancelation after check in.

i have a guest who booked 30 days. he arrived and stayed for 10 day. he than changed his travel plans and left to another country. i have a strict cancelation policy so i want to know if i have to refund for this or not? also, how can i open my booking again? do i have to cancel the booking now? what happen to my payout if i cancel it now and open for new bookings? thanks f or any help.

For all bookings over 28nights the long term cancellation policy is in force and you get paid in full.

Your guest hasn't cancelled as they will not get any money back, the dates remain blocked.

If you cancel, the guest will be refunded and the dates will still be blocked.

Sit back and earn a little money for doing nothing.

Thank you very much jeff. So i my case the guest should cancel , but will get no refund. Than my bookings would be open again and i can get new guest during the period my former guest already paid. ? That would be  a way to reimburse him a little bit. He paid until 24. August. In the case i make another booking i would than reimburse him. You think thats cool? @Tom905 , do not cancel the reservation.

I adviced to contact the Airbnb and request to modify the reservation without refund, so to change the check-out day.

I am under the impression that guests that book over 30days have a right to cancel and receive some oftheir money back, just incase they property is misrepresented.

IF the property is misrepresented,  perhaps.  This does not appear to be discussing such a situation.

it is not. my guest stayed 10 days. liked the place very much, the reason he checked out and left because he didn't like the country at all.:(
