chalet with 7 rooms

HI

I have recently put my large 7 bed chalet on airbnb as an entire property.  But id like some help.  If i want to sell the rooms in the chaletr seperately what do i have to do.  I mean should i set up 7 listings one for  each room as a new listing.  I have done the whole chalet and id like to get groups of 14 but also im open to have each room rented as and when required.  Any advice would be great

8 listings. One for each room and one for the whole listing.

Make sure you make it clear that if they book room they will be sharing with other guests.

If you let to seven separate couples how are you going to keep the place clean and sort out any issues if there are problems between guests?

You should decide if you want to list entirely or separately because once you book a couple of beds individually, those reservations you'll have to cancel if someone books the listing entirely. Reservations cannot be cancelled very easily and can end up with negative repercussions such as a negative reviews, deductions from future earnings and exclusion from Superhost Status. I have a 5 bedroom home and have bunkbeds inside them and have listed them individually with markers to indicate specfic room and bed. Has made a lot of things easier except for when I have to make a change since I have to do it to all 20 listings.

Make sure if you do list with separate listings that you do not put both the private rooms and the whole house on instant book.  You could get simultaneous bookings, and then have to cancel one of them (and suffer the penalties).  You can do either the individual rooms or the whole place.  Then when some one books a room for a particular timeframe, you will need to manually block the whole place for the same time frame.

Alternatively, you could price the whole house for say 6 or 8 people, and then add a price per person, as the size of the group grows.  This you could do with just one listing.
