Hi to all, need quick help, please.

Have in somehow last few months lot of problems with my quests check-in.

Yesterday I had quests from Brazilia for one night, they did not answer at all to my emails were asked about their arrival times and etc. So ruined all my day and was just waiting for them, they arrived at 8.45 pm.

Today I'm waiting for guests from Chile, and the same case, already months tried to contact with them and no answers and again all my day is just under the auspices of waiting, canceled even my dentist time, because it's too far away from my abb apartment. 

So, my question is: what I have to do if they don't show up today? Mean before 00.00, should I really not sleep and run let's say at 3 am?

They have booked from today until Sunday. But if they show up tomorrow evening? I need to leave the city tomorrow:(

Please suggest how to act? Or is it so, that if they will not come on the date when the booking starts and don't warn me about it, I have the right to take it as canceled booking?

@Herdis1   I would modify your check in time from "anytime after 1 PM" to a check in window such as 1-6 PM.  When you initially communicate regarding the booking, confirm that the guest will arrive within the check in window.  If not, then they must commit to a check in time.

@Herdis1   One time I had guests that did not respond to my messages about check in and the phone number was disabled.  When they did show up (within my check in window) I found that they had be in the US (they were from Canada) that they had disconnected their phone temporarily to stop roaming charges and had no way of being in communication.  If Air BNB cannnot reach your guests either, then I agree with @Anonymous that you send a message and also leave a message on the front door if they don't get your message.  It is possible they think it is okay to arrive at any time after 1 PM.

@Herdis1  It's the guest's responsibility to supply their arrival time in advance. You did the right thing by following up and asking them to confirm it, and it's not your fault that they failed to give you an answer.

 

When you find yourself stuck at the last minute like this, the easiest thing you can do is write the guest a message conveying that due to not receiving their arrival time you were unable to schedule an appointment for the check-in  - and therefore, your available time window for arrival is between x:00 and y:00. For this, I would suggest times at the later end of the spectrum, after you've had the opportunity to complete your other errands.

 

It should be clear that you are home and available only during this time window. The guest will have only three choices: finally respond to you with their arrival time, come during your specified time window, or lose their accommodation for the night.

In the cases of no response, ask Airbnb to intervene and earn their commission. This has been my fix in similar situations. 

@Gordon0 asked help from ABB like a week ago, and they tried some few days, but couldn't get those quests as well, so that's all from their side.
