commercial properties in Athens, Greece

Is it possible to rent properties in athens that are listed as commercial properties?

It is a fully equipped apartment, with bedroom, living room, kitchen and bathroom. But due to regulations of the building, there are only offices allowed, therefore no apartments for residential usage. 

But renting a property on AirBnB, it even seems as business to me, speaking of commercial usage.

 

Would be nice if someone can share his experience.

Why is there a fully equiped appartment in the building, if it is not allowed to live there ?

Offering such a place on Airbnb is a violation of local rules and so guests are brought into an illegal situation anyway, no matter if a commercial or private party is offering the place.

 

If it was allowed to live there, then a commercial party can offer it, but regulations mentioned here must be followed:

This would be a question for you to ask the planning team (or equivilant) in Athens local government.

 

You are getting a little confused in your interpretation there are two completely issues here.

 

1. Is listing accommodation you rent or own on a short term basis a business - yes it is

 

2. Does that mean you can operate this from a commercial building, which is not regulated for residential use - not it doesn't the two issues are completely different and not connected together.

 

I am not sure how a residential property got set up in a commercial basis. You don't really give us enough information to provide detailed advice. All I can suggest is you speak to Athens local government/look up planning regulations for the accommodation etc.

The apartment is officially listed as office, we live in there because nobody is interested for the specific use. The former owner put a full bathroom and kitchen inside, we provided a bed for the bedroom and sofa and dining corner in the living room. My question was all about the title, speaking of commercial usage.
I will definitely have to ask local Greek AirBNB staff in order to get it straight.
I thought there would maybe be differences in registration numbers and tax fees etc.

The rent of an appartment through Airbnb etc it's not a commercial usage,  but a simple rent, as for long  terms rental, for an individual .If you have an ATAK number for this apartment, you can  list it in the platform , of course you have to register it in the Short Term Registry of the Greek Fiscal Authority and then declare each rental on it.So, i am sure that you will not have problem with  the Authorities, but with your neighbours In the building when they 'll see the entrance of many -many unknown and every day different people...If you want more info,please feel free to ask me!

how do I get a ATAK number? Can you please share any website?

@Giò6  ΑΤΑΚ is the unique identity number given by the Greek Fiscal Authority to each property and each owner in Greece.I.e if a property has 2  owners, each one will have an other ATAK for this property.
