How long has your listing been live?
It may not be an issue of visibility - they may be seeing it. Is your pricing set below other local similar offers? It's always best to start a bit low before you get reviews.
Your starting paragraph looks a bit cut off. It only allows so many letters, so you might want to tweak it.
Personally as an experienced host and traveller I like your listing a lot -- it sounds awesome!! -- but am a bit put off by house rules being in the rental agreement which can be forwarded. It makes it sound like they are too scary to put in the listing. And personally I like to know what I have signed up for/agreed to (because when you're booking you are agreeding to abide by the house rules, which in this case are a mystery).
Also, It doesn't seem typical in my experience to have a rental agreement on top of the airBNB agreement either (as the booking creates that agreement), so this may put people off a bit as well. It would depend if they have looked in areas where people tend to have them.
Can you put the pertienent details/rules into your advert? Maybe see if that helps?
