please could someone offer any expert advice on our listing? :)

Please can any superhosts offer any great advice? specifically regarding our property? we have done our best so far following guidance on various websites and youtube.

 

Is our pricing correct?

Ok my thoughts  - amazing location, so you should show this in your main pic with the ones you have of sea views - not have one of the balcony.

 

You talk about the views from the bedroom of the church and living room of the sea but your photos of these don't show the view your talk about.

 

I would have a professional take your inside shots for better angles and lighting. At the moment they look rather dark and some from odd angles. 

 

Pricing - you will need to look at local comparable properties to see if you have this right.

 

Being blocked out till the end of May will mean the search algorthym on BNB won't prioritise your place

 

I looked at your profile and saw you cancelled a booking on another property. that might put me off a little, but many guests wouldn't know to look there.

Regarding replacing the main photo, I did consider this, but often I find I see places where they do this, and find that the picture they choose is a cover for the fact that this isnt the view you get from the room. If that makes sense?  also the pictures I have of the sea, really dont look like they are taken from a room... does having a picture like this really work?

 

I will take some photos of the view of the church from the bedroom 🙂

 

Pricing wise, I figured out my competition for the month of JUNE charges in the region of 30-35 euro per night, I am undercutting them to 21 -28 euro, as a stratergy to get the initial clients and reviews.

 

I wish there were more ways to show people how good the location is! It really is right / almost at the sea front, the only other way of obtaining this is paying 400euro a night at the Four Seasons Hotel... even the other airbnb competion is all set further back from the coastal frontage... which in Limassol really is the best bit!

@Dale-and-Katerina0  Of course @Helen3 has given great feedback and I agree about the pictures.  You do provide good captions on your pictures and have some stunning area shots.  As you are an experienced traveler with Air BNB, you can draw on what you liked and disliked about where you have stayed.  Think about the unexpected detail that you enjoyed and see if you can provide that.

 

I do think you should consider the searchable aspects of the platform.  You have listed "private living room" and I don't think that is accurate as it is a shared space, right?  If you are going to provide a discount, advertising it on your site will not be searchable, but you can show a discount on specific dates in your calendar.  That would affect traveler searches.

 

I also saw the cancellation from last year with no explanation or response from you.  When you start getting reviews from your current activity, that review will be more visible.  Could hurt a bit.

 

Pricing is something you should constantly look at.  Starting low and increasing from there is a good idea and many hosts have done that.  Pricing too low may attract bargain hunters rather than desireable guests.  I wish you the best of success in your new business.

Taking photos showing part of the room plus the view works because it shows the views are authentic ie taken from the room, if they are taken well.

 

As I mentioned get a professional photographer rather than taking them yourself. This is a good investment for you and tax deductible.

 

I would  price maybe late 20's/30 euro. People will think there is something wrong if your prices are  too out of sync. 

 

Goood points by @ Linda including your cancellation showing up. Was this for a different property?
