pricing suggestion is only 25 GBP/night based on extra large king sized ensuite (?)

Hi there,

I just started posting an extra large ensuite bedroom in zone 3 london, wimbledon (usually highly desirable).

I used to post an ensuite in Parsons Green zone 2 london (well, more desirable).

I am seeing listing suggestions for only 20 GBP a night.... can this be right?

I am really shocked as last time I rented a room with this make/fit - I was getting 50-65 GBP/night.

I know it sounds silly - but what do I do?  not list at all?  at 20 GBP a night for that size room, and the work to clean after - it hardly seems worth it.

For me the price point where it WOULD be worth it is 40 GBP and up (I was expecting to make at least 75 GBP/night for this area)..... not sure what to make of a price point of 20 GBP for a large ensuite king size bed.

That is what one would pay at a hostel, actually less....

Suggestions/ideas?

I looked at listings as far out as 31 JAN and still seeing prices suggested at 21 GBP/night.

You can set the price to anything you like.  The price suggestions are just that - suggestions.  Many hosts report they are way too low and they don't use them.

Rates for your area will give you an indication of what works (but do check that these are active listings with an open calendar). However as you rightly state it has to be worthwhile for you. 

Also so worth remembering that there has been a significant increase in the number of hosts in London over the past 18 months.
