setting pricing problem

I reset my prices a few mins ago and turned off smart pricing but the quotes guests are getting are still way below my set prices . why? I dont have any discounts set up .

@Kevin307  I see that you have prices at either $255 or $290 depending on the month.  Is this what you want?  If so, you should change your base price up from $200 as this is deceptive and you may get negative reaction from the travelers.

When I look at the price of my property, Airbnb calculates the price

8 nights x $1,022 = $8,177

then $8,239

Cleaning  + $350

5% discount ($412)

Service Fee + $491

Total $8,668

I went to provide a Special offer for

$8,600

Service fee ($258)

You earn $8,342

Website said special offer sent

Guest will pay $9,117

You earn $8,342

Please explain these inconsistencies?

First instance, the Service fee is $491

then $258

then $775 ($9,117 - $8,342)

How can people have any certainty when the price seems to jump all over the place?
