thankyou so much Gregory for taking the time to respond. I am very new to airbnb and this help is invaluable. I have decided not to offer the discount as it is a long time and it will be nice to be renumerated agordingly .
@Julie1545 My opinion is don't offer long stays through airbnb. If you want some one longer term put them on the lease & then you'll have bond and a lot more protection than what airbnb offers (which is neglible).
I used to have a 4 week max stay and have dropped that down to 10 days. From experience, sharing my apartment with a stranger for an extended period of time is fraught and guests take less care of the property than short stay guests. And as you are a new host there will be unscrupulous guests out there who book with you and then take advantage of the fact that you need good reviews to improve your listing algorithm.

Yes I have only had 2 guests so far a 9 night booking which was a married couple and they were amazing and didn’t ask for a discount me they were prefect my 2nd guest is a 2 night booking and she is hardly home . This next enquiry is for a full month . That is indeed a very long time . I also wondered do you clean the room and change the sheets in that time and therefore it should almost be a higher cleaning fee
@Julie1545 I had it in my house rules that guests staying over 10 days were expected to wash their own towels & sheets (the laundry is in the guest bathroom) and clean the bathroom, as my cleaning fee was only $25 (I've now removed it). I had instructions on where to find spare sheets & where the cleaning stuff was for the bathroom.
Of the 4 guests that I had who stayed for a month none of them ever washed the sheets or towels, but they would wash their clothes. And no one cleaned the bathroom. It grossed me out cleaning after they left & I had to replace new towels & sheets a couple of times.
It has been so much better for me having shorter term guests. The bedroom & bathroom I can clean more often. And if someone is a pain as a guest I'm not putting up with them for too long. Another thing is to do your budget, you should be getting more income with shorter term guests than hosting someone for 4 weeks. If not, review your pricing and the discounts that you are offering.
@Julie1545 : I agree with the comment from @Rachel177 about long term stays. I too limit guests to a maximum of 25 days. This avoids compatibility problems as well as legal issues regarding tenancy.
Guests making a reservation for 7 days or longer receive a 10% discount. No further discounts are considered (unless Airbnb has provided one of their incentives).
When a guest is booking for longer than 7 days, I add a statement prior to check-in which basically states that there is no cleaning during the stay, but supplies are provided to maintain the area. Weekly, the guests are reminded to take out the garbage (on the pick-up day) and asked if they would like fresh sheets or towels. This is a swap (put the old items in the laundry chute and new items are left by the door); the host never enters the rental area!
If you choose to provide weekly cleaning, make arrangements with your guest for a date/time. Yes, I would also charge a higher cleaning fee.

If you do NOT offer a monthly discount percentage, there will be also no guests for a long term stay, as without such discount you listing will not show up when people search for a 28 nights or longer stay.
Please note also the "long term stay"cancellation policy will overrule your default policy automatically.
Hi Emiel, Oh I didnt realise that. can I ask you what amount of percentage you would offer as a discount . My room is $90 per night on weekdays and $110 on weekends
