Hello, what is you experience with only overnight guests? I have noticed the overnight stay guests gave me the worst ratings, in fact majority of less than 5 stars ratings comes from 1 day stay. Is it worth it? What is your opinion?
In big cities at least my experience is that one and two day stays attract a lot kids and punks looking to impress a date for cheap, or for a place to "party" for one night. You often end up with irresponsible young punks, with little money and even less respect. Then you have to clean up after them. And you're happy if the only issue is the mess, and nothing more serious. Not worth it.
Depends whether you have a choice or not. If you are able to rent often for two nights or more, don't do 1-nighters. Unluckily I can't, as I rent in a more or less transit town and in an unattractive location, so I rent for one night. but I really can't say I have problems with guests, the only issue is that I have to work twice as hard, cleaning and doing laundry almost every day....
I would say that over half of my bookings are for 1 night only. This seems quite normal for Lincoln and we have had no problems whatsoever. Yes there is more work involved but our listings are in our home so we are able to keep a check on what goes on and have found guests happy to leave us good reviews.
I guess it depends upon where your listings are. I wouldn't want 1 night bookings for a whole property.
The vast majority of my guests stay for only one night. They are typically the most generous with 5-star ratings. It's the ones that stay longer who start to nit-pick and come up with more reasons that the property isn't perfect.
I think it depends on what kind of place you have, and the area and why guests come there. I have quite a few one night stays, exhausting with all that cleaning but absolutely worth it because every happy guest bring another. I see the one nighters as advertising. Also it is a way for guests with less money to still get away, ie young couples, uni students etc. I have had no trouble with one nighters ever, in fact usually a whole lot less cleaning as they rarely bother to cook for a short stay, going out instead. But my location is a romantic getaway destination and not really a party place, nor a teenage place.
If you are having persistent problems with one nighters, stop! Every listing is different.
