Adding a swimming pool

Hello everyone...

 

In a couple of months, my husband and I will be adding a screened swimming pool to our backyard. Our plan is to include a door in the screened enclosure leading directly to our AIRBNB cottage.  

 

I am looking for suggestions:

Do I raise our rates since the pool will be an additional benefit to renting the cottage?

If so, by how much? (just looking for thoughts)

Are there any issues we should be aware of?

Any other advice I am not asking for?

Perhaps work backwards. How much the pool costs and was it added to benefit (in part and to what degree) your guests? I raise my prices (again in part) as I add profound amenities, and a pool appears to be in Florida if not mistaken (barring liabilities, a whole separate subject). Of course, the consideration of what a raise in price would do to your bookings needs to be kept in mind. Perhaps 'test it', go up some and see what is the reaction of guests, and readjust upward again if the economics warrant it. Good question btw. Good luck.

@Jerry-and-Kerrie0 Issues: liability, security, guidelines 

A pool may be an asset or it may be a liability. Depends on the person. 

I would find as many abb listings as I could with a pool & see how they phrase their rules. I would specifically ask my insurance what would happen to me if someone were injured or died in my pool. 

I would probably draft a liability waiver for guests to sign (but I already do this and don’t have a pool so maybe I’m just a worrywart)

Aye @Kelly-And-Dan0, that 'whole other subject' unpleasant one - liability.
