Additional guests

We recently had a guest who booked our place for 7 people, and right before their check in date they told me there would be 10 people which was fine because that was our max. When our co host checked them in the ended bringing 6 MORE people! Her excuse was that on my listing it said that there was no charge for additional guests, but ignored our max? She understood that she should have mentioned it, but has anyone else had this issue where you set your max but the guests bring extra people because you don't have an additional charge? I changed it to $300 after the 10th person, but I don't want more than 10 people so I don't know how to make it apparent that the max persons is 10.

@Leslie181I think it's obvious to any reasonable person. All listings state the maximum number of people: it shouldn't be confusing. If you really want to emphasize the maximum, put it in your house rules or the text of your listing, but I think the way Airbnb lays it out is plenty clear. It says when you enter the number of guests that 10 is the maximum.

I think you may expect some common sense from a guest. In the bookingform guest has to fill in the amount of guests, it is limited to 10 (the maximum clearly mentioned by you in the listing).  It will also be printed on the reservation. You don't charge for additional guests, which offcourse are the maximum 9 people accompanying the main guest. Your sleeping arrangements say clearly: sleeping facility for 10 people. Your guest did not understand (or even not read) your advert. Best regards,Emiel

No, no, no you cannot expects guests to “know”. I also have had guests say “oh it’s fine with us to sleep on the floor, deck, couch...”

I think this is more common with larger listings. I have gotten VERY explicit with both my listing and my pre-arrival communication. I ask them to tell me names, ages, contact number for EVERY adult guest, this is done via their rental contract immediately after the reservation is entered. 

This has solved for me the unexpected guest problem. 

@Leslie181, the phrase "no charge for additional guests" appears when you do not have any per-guest charges at any number of guests. By adding the $300 / guests over 10, you should have made that "no charge for additional guests" disappear.

And by keeping your max at 10, it should now be clearer to people to NOT bring more than 10 guests.

 

My listing has a max of 4. The phrase "no charge for additional guests" appeared, which made it seem like more guests would be OK. Hosts on this board said all I had to do was add SOME sort of per-guest charge, even if it was never applied. So I put "$50/guest after 4", but since the max if 4, it is never applied.

But the phrase "no charge for additional guests" disappeared.

Airbnb should eliminate that default ('No Charge for Additional Guests'), since it is tricky and unnecessary,  besides illogical; but until they do, good advise Mathew. Got me too at first also.
