Advice on how to improve my listing

Hello Airbnb Community,

I've read a lot of guides on these forums and online on how to maximise bookings and have the most attractive listing possibile.

Beautiful house, beautiful photos, and a well written description!

The only thing that caught my eye about the listing it's self was in your rules where it says "No schoolies enquiries". I have no idea what that means. It's clearly Australian slang, but it doesn't translate well into Canadian english. Probably fine if 100% of your guests are from Australia, but if you get any British, Canadians, or Americans, it could be confusing for them. 

As for the house it's self, I see absolutely nothing that would prevent me from booking it (aside from not being able to afford such a beautiful place). But I did notice that a the master bedroom window (and possibly others) don't have blinds/curtains, which is less desirable, but not a deal breaker. When I'm on vacation, I like one or two days per week where I get to sleep until noon, which would be less pleasurable with daylight beaming into the room. Curtains might also be good in the TV room, to prevent glare Like I said, not a deal breaker, but worth thinking about.

Hi Steve & Jayne,

Thanks for the very detailed and thoughtful reply. Schoolies is a school leaver party that gets thrown every year at the Gold Coast, and I don't really want to cater to 17 year olds throwing a party that's all. Didn't consider that it might be confusing for others, thanks for pointing it out and also the curtains.

Hi I would say that if that is the only living room there probably isn't enough seating for 8-10 people to be comfortable on the lounges.
