AirBnB do not vet guests, more of an identity thing at best.
Buildings etc Insurance, well they should know if there is an issue with STR's.
Tax is down to you not them.

Did this pass in your AGM? I know it is a tricky subject as it came up for change in my AGM this month where they wish to restrict short term leases and subletting to a period of not less than 30 days.
The impacts of unplanned damage to common property, insurance, nuisance, increased noise etc are understandable but it seems extreme to ban outright.
Would be awesome if you had some learnings to share.

We have our meeting this Thursday but what I have discovered is that if I am residing in the property too, so really the person is a room mate the insurance is covered. This is because it would be the same as having a flatmate and I am the owner. I spoke with the insurance broker and they seemed fine about Airbnb especially since it is a shared space.
It seems silly that they want to make a blanket rule for 30 days as this would mean more people for longer, so I'll will ask them what they mean about leasing and subleasing and whether it means the whole unit
