Legally accessing a unit depends on the laws in your area. In some places you will fall under landlord/tenant acts that do dictate how you can treat a tenant. Almost every act allows for cases of emergency, however, in which you do not have to give notice. In addition, if you request entrance, and the guest grants permission then you also have the right to enter. According to the B.C. tenant act you can enter after 24 hours written notice regardless of permission or presence of the guest if your reason for entrance is "reasonable." But this act also states it does not cover accommodation occupied for vacation or travel. I tried to do an internet search for your area and came up blank.
In our experience we try to not access a unit if someone is renting unless it is an emergency. We also try to make sure the guest is present so that we cannot be accused of theft.
