Catering for Sub-Letting

I had an idea about dealing with sub-letting.

I have no issues with a tenant sub-letting a spare room or an entire property if they're going on holiday. But I would like to know about it, and have some degree of control over the frequency.

What I was wondering is whether there's a way to inform the landlord about a listing. There's probably a few items related to this:

- When you register as a host, you need to either provide proof that you own the property, or you need to provide contact details for the landlord.

- Where you are a tenant rather than the owner, your listing will not proceed until the landlord has provided consent.

- As a tenant, each booking you make also sends a notification to the landlord.

- The landlord also has visibility of the calendar for the property.

- If the listing breaches whatever sub-leasing agreement is in place, the landlord can delete the listing.

I'm interested in comments on this one - I believe we need to find the balance that meets the needs of both tenants and landlords.
