Check in times...

We have two listings which are both detached cottages. We list check in as 4.00pm - 10.00pm and checkout by 11.00am.

This gives us enough time to do a thorough clean/service in order to maintain our high standard which our reviews confirm.

We have recently been receiving odd messages stating what time the guest intends to arrive. These appear to ignore our check in time and we now know are in response to Airbnb question to guest which asks “What time will you be checking in?”

The guests appear to think they have a choice as we’ve had requests of “1.00pm check in please”

Why do Airbnb ask this when our listings already state clearly what we offer as check in time!?!

@Colleen253 Thank you for pointing me to that thread. I am now going to create a “pre-booking” message that I’ve found under the guest requirements tab...

@Neil401    I would write check-in/check-out time right at the top of the description and then add it in every welcome message you send to guests.   Airbnb puts the check-in/out time way down the scrolling page below reviews along with the cancellation policy, most guest do no get that far down the page.

Thanks for your reply @Ange2, we do send out a letter prior to the guests staying with check in/out times and we do place it on our listing (albeit well down the page where ABNB choose for it to go) it’s just the fact that Airbnb then ask the guest what time they wish to check in. A guest who replies with 1.00pm is going to feel hard done to when we tell them check in is 4.00pm and potentially leave us a lesser review!

@Neil401    True,  it is  especially galling when Airbnb play an active part in contributing to lower ratings when such issues can be so easily addressed.  Good luck going forward!
