Damage and Security Deposit recovery

So we have had a guest stay at out property for one night with a strict no party or event as a rule. At 2am on a Sunday morning we were picked up by kindly police who took us too the house after a call from neighbours. We were greared by police detaining the guests (3) apparently more fled the scene. All the pictures in the house were smashed, shelves pulled from walls , cutlery / plates tosses away and thriwn like freesbies over neighbours gardens. The kettle has the electrics ripped out and pur in the dishwasher. The kitech chair broken and tossed over the neighbours garden. Bedroom TV pulled off the wall as were the doors of the shower cubicle. Carpet stains, shampoo sprayed round the house, brocken windo pane in the loung window.. 

I guess after you count broken vases , broken garden pots and damage to our neighbours car about 30 damages. The house had a deposit of £150 set but Airbnb in their great wisdom sent us £100 as a final settlement. This is with a police crime number , broken house rules and a guest who left just hours before confirming the house was in perfect order. Coincidentally Airbnb cited no witnesses for their lame response. On the same day I showed someone round the houyse who was interested to purchase. They also confirmed all the good repair. So we are left with a catalogue of damage and £100.. Messages from the guest via the platform that we should expect damage. Witnesses it would seem the police being called to smashing and breaking sounds of our stuff is not good enough.. How on earth can this be right..

What can you do?...hire a lawyer to get blood out of a stone?

If you have a security deposit get in touch directly with air bnb to get it back.

 

Tell air bnb the whole saga, get proof of damage, get your insurance consonant involved asap.to make a claim against these rogue guests.

 

If you don’t get anywhere.....like myself after a few crackers of guests, chalk it down to experience and

1) install security deposit setting on your booking site

2)rewrite your house rules so they are draconian

3) clearly state MAXIMUM number of guests including visitors at any one time in your property.

4) only accept verified guests with government ID

5) install recording equipment outside the property.

6) be crystal clear in both photos and house rules etc what behaviour is NOT allowed.

 

Finally write an honest factual review without emotion....hard when some twerp has trashed your property.

Be really picky who you accept as guests.....NO stags, no groups of single men, no hens, no single groups women, no student etc etc.

 

If you don’t protect your property no one else will.
