Hi! I have been on airbnb as a host for a few months now and am loving it - having so much success!
I noticed today that my dynamic pricing suggestions were much higher than ever before. Is this perhaps because now I am established with several successful bookings and 5 star reviews? (As of today, I should qualify for superhost as of 1/1/18)
I am skeptical on how much to trust these new dynamic pricing..especially because the second I changed it to the suggestions - I went back to my calendar and the tips were telling me to lower my minimum price for a few nights within the next 30 days.
Can someone help me more in depth?
@Alyssa31 often Smart Pricing is not smart...
there was a glitch a while back where many hosts were seeing rates suggested 5x higher than their normal. If you're using SP, you should regularly checking that it is working as you would like.

Is your Dynamic Pricing using the AirBnB Smart Pricing?
Or do you use an outside service?
I think the answer to your question would depend on what service is adjusting your price.
I notice when I had smart pricing on that it would tell me the reasons why it was priced such as "close to booking date"
I refer to it b/c it helps me guage range but I think I'm now smarter on pricing for my own cabin than they are 🙂

@Alyssa0 So far I agree with your skepticism about dynamic pricing. According to Beyond Pricing, my studio varies pretty hugely day to day between $53 and $150, and to me seems generally on the high end for weekends. Also...seems like it'd be a little confusing for guests, who see one price in a listing and then find a very different price when entering their dates?
I'm going with my own intution for a while 🙂
