Alex, you have a lovely home and your listing looks great. I would stay at your place! Looks like you are fully booked until into August.  Like you, I am a relative new-comer to AirBnB.

You may want to consider tightening your rules- not all potential guests will be as forthcoming and genuine as what you have experienced to date. 

If you are not present for check-in, you cannot avert potential problem guests and third party bookings. AirBnB will NOT cover you for damages by third party bookings. Your lovely home with self check-in screams spring break party.

I have gained alot of insight and information by poking around on this community centre forum. There is a plethora of information posted by much more seasoned hosts.
