Goldilocks bed hopping

Good day

Our room sitiuation is this:

1st bedroom double bed - full bath connects to - 2nd bedroom of 2 twins.

 

We up charge for the 3rd and forth person - more laundry and breakfast.

 

We have noticed that some couples have used ALL the beds, even for just a SINGLE NIGHT.  As everyone knows, airbnb hosts do a lot of laundry.   I hate to close off the other room it is nice to have space, but what are my options, and yes sucking it up is an option we can deal with if we must 😞

This is something we are all going to come accross at times Stacey. Airbnb allows us to charge by the guest, not the bed. I have a similar situation in that I offer a 'studio' type listing with a Queen bed and a sofa that also becomes a bed to accommodate a couple of children or that third guest....and for this I can charge as an extra person cost after my two guest base rate!

Many times I will have, family relations who don't actually want to sleep together, or travelling friends, or simply two people not in a significant relationship....they see that my listing has two seperate sleeping spaces and simply assume that both are available and covered by the two person base rate that I charge.

 

It's not worth making a song and dance about Stacey, it happens probably around 20% of stays so I just let it go, I don't even make mention of it, I just accept that this stay will give me a bit more work to do and I just concentrate on having a couple of happy  guests.

We are heading to Australia soon and have booked a house there will be two couples, the host asked if she should make up the two queens and I said yes. Assuming that the other beds are not made up. I am thinking of doing the same as I am over people using all the beds. Just because 5 people have booked doesnt mean they should use all of the beds (our place sleeps 9)

Guests lie... they will sneak other people in all the time. I have security cameras and I also meet all guests... Guests get very very defensive when I ask them to pay for the other guests.

“Goldilocks” Bed hopping - I love that term!

This is this is an interesting point, which comes up regularly with me. I have two 3 bedroom apartments around 1000 sq ft that have been, for example, booked or requested by a ‘single’ guest. My subsequent enquiries show that there are actually 5 people travelling in the party. The potential guest believes they are getting the use of all the rooms because they are ‘paying for it’. My cheapest winter price was £54 per night for this last minute week long potential booking. When I asked her to make a new request reflecting 5 guests, she replied “oh no, then I will have to pay”......

 

I had a last minute IB a few weeks ago for 2 guests. I wrote to welcome them, and asked If they were 2 singles or a couple, in terms of bed usage. A few minutes later my cell phone rang and I had a woman shouting at me: “ I have booked all the rooms. It is my birthday. My friends from the area are coming to stay when we arrive and I am having a party!” 

It quickly descended into chaos as I tried to explain the rules. This is not a party house, no extra guests, etc. Eventually Airbnb cancelled with no penalty on my behalf and I thanked them.

 

This has led me to really beef up my house rules and reiterate them frequently. Also I have now bumped up my price to cover the use of 3 beds. I do get a lot of couples who choose a bed each, which I have always been fine with, however frequent use of the third bedroom, with just 2 guests, has just annoyed me to the point where I have decided to charge for it anyway. 

I have always made up all the beds and I refuse to put locks on individual doors etc. as I find it weird to be like that but nearly everyone seems to be ‘hoping to get away with it’? Any room that has been touched needs to be thoroughly checked and cleaned. Bed stripped and fully changed. Often someone has just laid down to read, or unpacked their bags all over the bed, but it can double and treble the work load. What about the larger environmental costs, by creating extra laundry, using more detergent, wasting power etc. I don’t mean the price of the washing powder! 

@Kathie0 I feel that using every bed if there are 3 is a bit like taking a bite out of all the apples in a bowl - or a spoonful out of each bowl of porridge. Is it really necessary? 😞

People are odd and it takes all kinds. Thakfully the rooms are in our home so no extra guests have been a problem thus far.  😄
