Hi everyone, my name is Aneta and I am a host in Dublin- Ireland for over 2 years now. I am doing my Bachelor’s degree and one of the assignments includes a Research on a specific subject close to us. I have chosen: "Challenges and difficulties of being Airbnb Host". Reason I have chosen that is because everyone is always focusing on the profits , forgetting that it involves our time, sacrifice, commitment,  attention to detail, organizational skills and so on. I am renting my spare room therefore I would have different experience than Host who rents whole apartment or a house. I am happy to hear  both sides, as it will make my assignment more interesting. If you would be kind enough to spend few minutes and answer few questions for me please?

3. What kind of a difficulties have you experienced with your guests?
4. Have you changed / improved anything since you started that experience?

2. How long are you a host? 2 years
3. What kind of a difficulties have you experienced with your guests? Guests not responding or communicating in any way when it's an hour after the arrival time they gave me. Guests wanting to arrive after checkin time end of 8pm
4. Have you changed / improved anything since you started that experience? I've changed my checkin time end from 9pm to 8pm so that I'm free to go out after 8pm. Anyone arriving after that they won't be able to get in until 12:30am and is given suggestions for restaurants & pubs or where to wait. I tell them that I'll message them on return to the house at 12:30am. I didn't change anything in the house. My only investment has been a new set of sheets.

@Aneta12  Here you go. I rent out entire homes 1 sleeps 12 and the other 10.

1. Are you living in a property that you host? No, but on the property in another dwelling. 
2. How long are you a host? Since 2016.
3. What kind of a difficulties have you experienced with your guests? Early check in, late check out, stealing items from the house, damaging items, not following the House Rules that I have set up, leaving the place in a complete mess that doubles cleaning time, extra guests not registered and attempts to have parties without permission. These guests are few compared to the majority that are great guests for me.  
4. Have you changed / improved anything since you started that experience? Don't let them check in early by changing lock codes to work only after the check in time and having cleaning crew arrive exactly at check out time. This has stopped the abuse. Added amenities and removed some that were not working. I started charging for Infants under 2 on AirBnB which allows them to stay free after 2 seperate groups brought 3 each of them wanting 3 pack n play's (portable cribs), 3 highchairs, etc. Enforcing my house rules upfront and letting them know we are on the property also to eliminate the party groups.
