Guest did not leave

I'm a new host.  I have a business guest.  Check out was yesterday, but he did not leave, nor did he extend his reservation.  What should I do?

Dear Friend

 

 

I am very sorry to hear that your guests does not want to leave your place, ask him to pay you for the extra days that he is spending and will spend if he does not want to pay. Call Airbnb and tell them the issue with that guest if Airbnb will not take actions then contact your local police to get this person out of your place. I hope that will help you. Remember do not crack under pressure.

Hi@Cynthia. Make sure all your communications regarding this issue were made through the airbnb platform. Contact your guest NOW to see what his plans are, then make an alteration request and make sure he accepts it. Take a picture of his car license plate with today's date, and send it along to the resolution center with a request that they contact the guest.  Has this guest been at your place for 30 days or longer? If so, then you may have do evict him through your area's landlord laws. What a mess he has put you in. Sorry you're having to go through this.

@Cynthia99 Put his bags out side and tell him to leave.  How did it go did he leave in the end.

DO NOT FOLLOW @Louise47's ADVICE. Doing that might get you charged with theft, the renter could claim harassment and cause the court to allow him to remain in the property and obtain a judgment against you for the value of property.  You could also get cited for illegal dumping.

Of course message the guest, see it was just a misunderstanding. Then call AirBnB and finally read up on Maine landlord/Innkeeper laws and act accordingly.

@Scott80 Yes scott you are so right.  I should not have given that advice. This is what you get when you stay up late at night and read the community page.  I had afew annoying guests over xmas so was venting my frustration.  Glad it all turned out in the end.  Just goes to show that we as hosts just need to speak up and ask why guest are doing things, because sometimes it is just a simple reason. @Louise47, I have just started getting involved with all this "community" stuff, and it is easy to get caught up in the moment. We can identify with the challenges that other hosts experience, so our empathy and wanting to help gets ahead of us.  Cheers!

Thank you all for your input.  My question was hasty as I am new to this and when I found my guest still there after checkout, I panicked.  He is a business guest and his employer made the reservation.  He left at Christmas but with a new reservation to return the 1st of January.  Apparently the employer forgot to renew his reservation, even though the job here had been extended.  I contacted him and we agreed on a way for him to ensure I receive full payment, including the days that were missed by the reservation lapsing, and then he extended, so all is well.  This did cause me to consider some of the scenarios that could present themselves, though.  Thanks for the quick response.

As much as I love the advice that Louise generally gives, thank God you did not go down that path...things could have got complicated.

Cynthia, as your new to hosting you will find a box at the head of this page that will say 'Search the community'! Type a brief question your not sure of into that box and answers to a similar question to yours in the past will be displayed. You can pick up all sorts of information that will make you a better more confident host.

@Robin4 Yes Robin, I'm glad she did not take my advice.  I should never give advice when I'm frustrated with my own guests.. As my mum would say never write things when your mad, as you may regret them later.  Thankyou for giving better advice then I did.  I should know better.  Hope your having a great xmas break.
