Guest left after one night of a 84 night booking

I had a 84 night booking for a travel nurse, done by her agency.  She arrived on Saturday, moved a suitcase or two in, and then went to her home a couple of hours away to spend the rest of the Easter weekend.  She returned Sunday night, spent the night in the room, and then informed me on Monday night that she was having asthma problems being in the house with my dogs (my dogs are mentioned three times in my listing, but the agency did not inform her).  She left immediately after telling me.  The agency is obviously aware, as they were having to find a new place for her.  I wrote to the agency rep who booked the room last night, but she hasn't responded or changed the reservation.  I don't want to change the reservation (I don't want to get dinged).  I've already received payment (it was deposited yesterday).  What else do I need to do?  How can I get the room opened again, so that I can rebook it?

Either party can make a modification to the reservation and the other will have to accept it. No one will get dinged for a modification.

So, is that the right way to do this?  I should make a modification to the reservation (to end today?), and that will reopen my booking calendar?  And then what happens with the money?  I thought I read that I don't have to do anything, that Airbnb will refund the unused portion to the payer, and it will just be applied against my next booking (i.e. my next booking will be reduced by the amount paid less what the guest/agency ended up owing for Saturday, Sunday, Monday and today).  Is that correct?

I would wait and let the agency deal with the alteration through airbnb.

I haven't gotten any response from the agency rep.  I printed a copy of their confirmation and I just realized that actually, because of the length of the reservation the "Long Term Reservation" cancellation policy applies.
