Hi All!
Wandering if you can help us, we've hosted over 100 guest in our listing which is an entire home. We have never had any guest that have problem with us returning to our home to pick up the odd thing. Today we were next door and noticed the windows were wide open and it was raining. We knocked on the door and our guests were out so we popped in and shut the windows to prevent any water damage. Our current guests have a very big problem with this which we are trying to resolve but there is also a language barrier. We don't think we did anythign unreasonable and as I said nothing that any of our previous guests have had a problem with. Please let me know if you know that Airbnb says anywhere you can not re enter your own property if you have it listed as an entire home!
THANKS 🙂
You really shouldn't enter a rented house. You need to call the guest first.
thank you!
I'm assuming you sent them a message through the airbnb messages as well for verification, yes?
Thanks Alicia, yes we did
You have every right to enter your property to prevent damage. Your insurance will require that you have done that if you intend to make a claim for damages.
If a guest is doing something or if they are NOT doing something that causes damage to your property and you do NOTHING then it becomes partially YOUR FAULT because you did nothing to prevent the damage.

I agree that a host cannot simply enter a rented property at will. If the circumstances call for it as @Mike77 says you will have to do so to protect your property. Simultaneously sending guests a message (through Airbnb messaging for the record) you entered and why, stressing that you needed to prevent (further) rain damage automatically shows that they were at fault in case they complain later on.
For the future you could take up a point in your house rules that you while you respect your guests' privacy, you will need to enter the property in case of ....
