Have I misunderstood?

Recently there have been a lot of comments on here about hosts not very happy with Airbnb. I get it, people generally don’t like change. I myself have felt a little less ‘wanted by Airbnb’ and have felt the pressure to lower prices etc. However, I’ve come to the decision I don’t have to. I don’t have to host, I donut have to lower my prices? I don’t have to do any of it unless I want to. I haven’t lowered my prices as I feel it is a very worth while price for the service I offer. I don’t seem to be getting as many booking for March but then the weather has been sooo cold so maybe people have gone into hibernation. I have joined other platforms and seeing what happens there. I will continue to host, while Airbnb will have me, I will read there advice regarding prices in the area and how “people have looked at your property but booked somewhere £5 cheaper” but.....but I won’t lower my price so it is no longer worth my while.

Like the old adage goes: if there is one constant, it is change. Some adapt readily, others fight it. Human nature.

The ultimate achievement Susan is to keep that smile, no matter what 'they' throw at you. 😉

I am not sure I would use Wanted, AirBnb is a booking service they make their money from Guests and Hosts, they need millions of transactions, they do not need any particular guest or host, it is a numbers game.

Almost all hosts are stating they don't use smartpricing or use the price-tips.

But it is unavoidable not to look at them.

I set my own prices. And even I tend to think that I do not look at these somewhat rediculous tips.

As for sure, these pricetips are way out of line when for instance when the horizon is over 4 months.

Example: It is suggesting me to use a nightprice for August at about € 70 (in High-Season!), where I am easily able to rent out our property at about triple that price per night for 2 weeks on a row!

 

The fact is, at least some part of us do look at these tips, and some of us do indeed lower our prices to a certain extent, due to the ever ongoing pressure (Pricetips, Mails, Etc)!

So, mission accomplished for Airbnb!

It was actually quite funny last week, when the presenter said at the Q&A: Smartpricing works just fine, although a couple of very small issues.

They kept on stating (Both this guy and Brian C), that we are in control of our own prices!

Well that is not the message of the mails: Consider to lower your price, Add a discount for this period, Get upto nn% more bookings, Etc.

Airbnb is usually referring to more earnings, but hardly ever to costs 😞

Hosting unfortunately is not for free.
