I recently discovered a big problem with Host security deposits. I had the misfortune of a terrible first experience renting my home out for the weekend. The guest trashed my house and there are multiple damages. When I contacted Airbnb and filed a resolution claim including forfieture of the posted $500 security deposit in my listing (and clearly stated in the house rules & regulations), Airbnb informed me that the security deposit IS NOT collected by Airbnb - but it is soley at their discretion if you get it! In my case, the guest broke the glass on a picture frame and blew out the speakers on my surround system in addition to violating literally every one of the posted house R&R's. In the end, Airbnb screwed me and I recieved no part of the security deposit. Lesson learned - regardless of the amount you post for a security deposit, it is at Airbnb's sole discretion if you get a dime - extremely misleading as a host.

@John974 Yes, unfortunatelly we are aware of that. In cases like yours there is a proper procedure how to collect damage deposit. Host has to make a lot of pictures and video to document the damage, has to contact his guest in a certan time frame and before next guest arrives and ask him to pay for the damage, if guest refuse it then host has to involve Airbnb to mediate etc etc... it is not simple and not quick.

This is one of the worst sides of hosting through Airbnb and every host biggest fear. It is not good. I am sorry it happened to you.

That's what insurance is designed to do. Pay for damages. Of course your deductible might be too large to make a difference. I have mine at $500. And a good rental agreement makes it much easier to sue for damages and win. You are very likely to get a default judgement against them.
