I have a nice 5 star rated 2 bedroom unit in a popular area, and currently priced at $49 for one night. This is about $50 lower than I think it should be, but fact is, it's less than a week out for just one night, so fine.
Yet -- airbnb suggests that perhaps my rate is too high, and other places near me are renting for $7.00 a night LESS.
Really? $42 for a two bedroom with kitchen and livingroom unit? Like mine? I have my doubts.
@Geoff22You can safely ignore the Airbnb pricing suggestions: they are often ludicrous. Their algorithm does not compare apples to apples: they are comparing your unit to places that aren't in your direct area, places that aren't the same size or facilities, etc. Just carry on charging the price that works for you that you've reasearched yourself.
I also offer a fully self-contained apartment, and they have told me I should offer it for less than $30 a night in some cases. In my housing market, you couldn't sign a year lease for $30 a night for a one-bedroom apartment, let alone a furnished short-term apartment.
