I am going to be traveling and really want to book my home during those dates.
It's my personal residence and I rent it on Airbnb both whole house and by the room, but I live there most of the time. I REALLY want it rented when I am out of town - any suggestons on how to make it extra enticing on those dates that I am traveling ?
I suppose I could just drop the price but will that bring me to the top of the search criteria ?
@Craig71 Look at your problem from probability perspective:
How many people are likely to need accommodation at the same time you leave? (<-low response, Airbnb's willingness to market your offer)
How many people are likely to adjust their holiday dates to stay at your place? (->lower the price)
How profitable is it for Airbnb? (->Airbnb's willingness to market your offer)
So you see... The chances are slim.
I know what you mean. I'm in the exact same situation as you. I try lowering the price for that week. If someone requests to stay during that stay I let them know that they require to stay a 3 night minimum and I even offer to discount the other nights and send them a special offer. That technique has only worked once, mind you.
If you really want to promote your listing - market it.
Invest in some PPC ads aimed at your target market.
If you are a new listing Airbnb will optimise but as others have said unless it is your peak season/you are in a highly desirable location with little competition/you are competively priced.
Demand for a property offering restricted dates will be limited.
Try it for a few days. If it doesn't shift lower the price, which by the way won't bring you to the top of the search critiers.
