I get 5 star reviews everywhere except for overall experience

Hi!

I am a relatively new host but due to the number of rooms I have, I have already got a bunch of reviews. 

A trend I have noticed is that I often get 5 star ratings by a guest in all categories except for overall experience. I want to try to get superhost status and improve what can be improved to get those 5 stars however it is hard to do so if we just don't know what can be improved. 

Does anyone have any tips regarding this? 

Also what tips would your recommend in order to get superhost status?

Sounds like you have wonderful accommodations with amenities people appreciate.   If I were you, I might experiment with the way I interacted with guests before, during, and after they arrive.   I don't use instant book, for instance, because I find it "transactional."  Instead, I respond almost immediately with warm and genuine interest in whatever adventure brings them to my area.  A day or two before they arrive, I inquire about food needs and make it clear I am thinking about how I can be a great host.   Once they land, I take time to get to know them and share a little about my life.

I find the number one factor on overall experience is communications.

1) Make sure your listing is accurate.
2) Respond quickly use alert settings to reply in minutes if not hours.
3) use saved messages and templates and supplement the canned messages Airbnb provides and add your personal touch. Key touch points : inquiry response, booking confirmation, or arrival a t least a few weeks before stay, week before stay, at checkin (if you don't meet them), 2nd day (fr longer term stays) and after checkout.
4) have a great house manual. Mine is not on Airbnb but a document I email.

(Continued).   And when they get ready to check out, I speak genuinely about my appreciation for their stay and wish them well as they continue on.

 

While I've done everything I can to make their stay comfy--good sheets, nice towels, thoughtful food--my home isn't anything super exciting.  But I think because of my genuineness with people, they rate their overall experience highly.

 

Just my thoughts.   Others will weigh in, too, I'm sure.  

1. Ask your guests if there is anything you could have done to improve their stay.  I do, and tiny things make a really big difference to perception of value as does personal communication, even just calling to say welcome and make sure they are settled in.

 2. A guide book would be useful and interesting, local color etc.

3. travel times to various places "short distance" is relative, better in minutes etc.  it might gall them to have to travel further than they had imagined.

4. You probably have done this, but if not look at other listings in your area especially those that have five stars for value and see if there is anything thay have that you could offer and what their decriptions and amenities are.

5.  I stayed in a place once and their offer to stock some basics was a huge plus,  we arrived late in the evening and all stores were closed. They left the receipt and we left the money. Or just have water, coffee, tea, a snack on hand -  it's nice to arrive somewhere and have something to eat and drink.
