Issues I have with Airbnb as a host

I have three properties on Airbnb and may soon be adding two more.
I have these issues with your website;

 

“Guest pays” shown to me is wrong and misleading as it doesn’t include the Airbnb fee that guests have to pay.
I need to see this figure accurately in order to get my pricing right when doing special offers etc.

The price per night shown to guests is misleading as it doesn’t include Airbnb’s and the cleaning fees; It should be the total that a guest actually has to pay, including Airbnb’s fee, divided by the number of nights.
I have had several disgruntled potential guests NOT book because they felt they were misled by this.

 

“Cleaning” in “fees”, should be editable to what I want to write there; such as “turnaround fee” , otherwise guests claim that they can leave the place in a mess, as they have paid the “Cleaning” fee! This has happened more than once.

 

Borders in the message reply box are not shown so when you click to get the cursor there, near the edge, it doesn’t respond.

 

Emails to guests personal encoded email are not getting through to them sometimes, when not sent via Airbnb but using my Apple mail , with no bounce back message….why?
It is as if Airbnb's email system is filtering emails that come in to these encoded addresses.
I want to send pictures and other attachments to booked guests by email and I can’t do that inside Airbnb’s messaging system, and I want to do it using my email programme, Apple Mail.


I sent you, Airbnb, this feedback several months ago and you have not addressed even one of these issues.

Hi Jon,

 

the price shown on your listing actually is your 'based price' or your 'smart pricing' if you turned it on. The final total that shown to the guest is depend on how many days they booked with you, airbnb will charge from 3-10% fees depending on how big is the amount booked with you. Cleaning fess and other fees will be shown on your description page. So the guests should aware of that.

 

You can read the link/ the email address will be shown if your guests have made booking with you (paid), if not yet, airbnb will filter all the link/email, to avoid the guests booking with you not via airbnb. I hope it helps.

I sent it originally as "Feedback" via the "Help Centre" page, as it is aimed at Airbnb, but I am hoping they might read some of the threads on here and respond and/or take action regarding these matters that I have raised.

@Jon0, Airbnb is not going to solve your problem by happening upon it, and we as hosts can't help. Squeaky wheel gets the grease, directed at the right target.

Have you any suggestions as to where I can send it so that it will come to Airbnb's attention then?
