Kicking out a renter

I have a renter who requested to stay with her three dogs. She assured me they were well trained, well behaved and she would taking care of them. 

However, the dogs aggressively bark at anyone who comes close to my home. Neighbours have threatened to report her animals. I cannot have friends over at the house without the dogs freaking out and I can no longer work from home as her dogs bark incessantly. 

Her dogs like and are great with me, but they are aggressive animals and most people aren't as well versed with rescue Pittbulls and are not able to be around them. I am afraid that to avoid issues with my neighbours and the police I need to ask them to leave but am not aware of how to do so. 

Have you dealt with this before? How did you "evict" a guest?

I know this is a bit of a sideways swerve, but I remember reading something about misbehaving service dogs yesterday on the ada.gov site. 

This is what they have to say

• A person with a disability cannot be asked to remove his service animal from the premises unless: (1) the dog is out of control and the handler does not take effective action to control it or (2) the dog is not housebroken. When there is a legitimate reason to ask that a service animal be removed, staff must offer the person with the disability the opportunity to obtain goods or services without the animal’s presence.

So I'm wondering if you can't apply this to all out of control dogs. I don't know what this entails - dog pound?? Can you ask the police for advice how best to handle such a situation which can be potentially dangerous?

Do make sure you have a conversation or at least one message (better more than one) about the dogs misbehaviour on the booking message thread so that it's on record for Airbnb in case of later repercussions.

Your question was how to handle removing the guest, this may still happen in 5 days time:

1. Call Airbnb immediately (like right now!) and inform them that you will no longer be able to house this guest 
2. Make sure all communication with the guest is reiterated on the Airbnb portal for reference to the Airbnb Customer Service team
3. After consulting with Airbnb, come up with an exit strategy
4. Communicate your concerns, that the accommodations are no longer working out for you because of the dogs - they are impacting your ability to work from home! - and based on the agreed situation with Airbnb - give her an exit date
5. Work with the guest to find reasonable accommodations elsewhere if possible
6. Make sure she and the dogs leave when you've agreed she needs to go.  

Pit bulls are a banned breed in Denver, CO.  and you should be aware of this as you can be legally liable and fined for housing them if you should have to get authorities involved in having her removed.  Under Denver’s Ordinance Sec. 8-55, pit bull breeds (American Pit Bull Terrier, American Staffordshire Terrier, or Staffordshire Bull Terrier) are banned in the City and County of Denver.

I was just about to say the same, they are a banned breed in Denver and elsewhere.

It's YOUR home. Never forget that. Not sure about that other advice... If your neighbors get mad you won't be able to rent at all..
